Six steps to closing.
A typical NYC purchase runs 60–90 days from accepted offer to closing day. Co-ops can take longer — the board process adds weeks.
Week 0
Get Pre-Approved
A pre-approval — not a pre-qualification — signals a serious buyer and is often required to bid. Shop rates among several lenders before you commit. Know your down payment, your monthly, and your ceiling.
Weeks 1–4
Define the Search
Decide on borough, building type, and budget — in that order. A 15-minute commute difference can change your price by a third. Tour buildings, not just units. Walk the blocks at night.
Week 4
Make the Offer
Your agent presents the offer with your pre-approval and attorney information. In a bidding war, contingencies are the first thing to go. Decide your walk-away number before the negotiation starts.
Week 5
Attorney Review & Contract
Your attorney reviews the offering plan, financials, and contract. For co-ops and condos, the board package is prepared simultaneously. The contract is binding once both sides sign and the deposit is made.
Weeks 5–8
Board Package & Interview
Two to three years of tax returns, full financial statements, reference letters, and a complete purchase application. For co-ops, prepare for a board interview. The package is the real gate — treat it seriously.
Week 8–12
Closing
The bank appraises the property and issues the commitment letter. Title is cleared, closing figures are finalized, and you sign. Expect 60–90 days from accepted offer to closing day — longer if a board is involved.
