Standardized Operating Procedures
Last updated — September 2026
Per New York State regulation, licensees must publish standardized operating procedures for prospective clients and customers.
Procurement of property data
We rely on objective, verifiable sources for property information — including public records, the relevant multiple listing service, and information provided by the owner. We disclose our data source to prospective clients on request.
Equal access
We provide equal access to our services and to housing opportunities to all prospective clients and customers, consistent with our Fair Housing Policy and applicable law.
Anti-discrimination
We do not discriminate against any prospective client or customer on any basis prohibited by the Fair Housing Act or the New York State Human Rights Law.
Reasonable accommodations
We make reasonable accommodations for persons with disabilities to ensure equal access to our services.
Engagement
A brokerage relationship begins with a written agreement that sets out the scope of services, the parties, and any compensation. No agreement is assumed by an inquiry or a showing.
