Six steps to sold.
A typical NYC sale runs 60–90 days from accepted offer to closing day. Co-ops can take longer — the board process adds weeks.
Week 0
Prepare the Property
Gather the offering plan, two years of financials, and recent comparables. Declutter, repair, and stage. Professional photography and a coherent narrative outperform volume — the right first impression sells.
Week 1
Price from the Market
Price from the market — not from a neighbor's rumor or what you need to net. The right number sells; the wrong one sits. Your agent should provide a written comparative market analysis with recent sales and active competition.
Week 2
Launch the Marketing
Professional photography, a listing narrative, and targeted distribution across the MLS, major portals, and the firm's network. Fewer, better showings — qualified, scheduled, and accompanied — close faster than an open door.
Weeks 2–4
Showings & Feedback
Showings are managed and accompanied. Each showing generates feedback — the market tells you what it thinks within two weeks. Adjust price or strategy based on data, not hope.
Week 4
Negotiate the Offer
Your agent negotiates price, terms, and contingencies. The strongest offer is not always the highest — financing strength, timeline, and waiver of contingencies all matter. Your attorney reviews the contract once an offer is accepted.
Weeks 5–12
Board Package & Closing
For co-ops and condos, the buyer's board package is prepared and submitted. The board interview follows. Closing is scheduled once the board approves and the bank commits. Expect 60–90 days from accepted offer to closing.
